Does heritage overlay impact on the material used for a new roof?
  • Yes. Depending on the type of overlay your house is situated on, you may be required to apply for a heritage permit from your local council. General conditions usually consist of replacing like-for-like materials.
Can I replace my tiled roof with an iron roof?
  • Yes. This requires a building permit as per VBA legislation. This process can be organised by the team at iFix Roofing.

TILE ROOF REPLACEMENTS

Thinking of replacing your existing tiled roof with a new Zincalume or Colorbond roof? Does your tile roof leak? Do you want to modernise your house and add value to your house? Metal roofs have become a popular alternative to tile roofs. Transitioning your roof can transform your home and street appeal while reducing the regular maintenance cost associated with a tile roof.

BUILDING PERMIT

A building permit is required when replacing a cement and terracotta tile roof with zincalume, galvanised iron or Colorbond. The permit requires the involvement of a surveyor and an engineer to ensure appropriate additions to your roof structure are made which allows for the change in roofing material and brings it up to a Victorian Building Authority (VBA) approved standard. The roof needs to be engineered to prevent roofing uplift. This involves getting engineer design certificates and a building permit through the VBA. All works need to be signed off according to VBA standards. A building permit is not required when replacing like for like materials. In addition to a building permit, new metal battens are required to be installed. This is considered a change in roof structure, supported by the building permit. A licensed builder is required to apply for the permit and needs to have relevant insurances in order to carry out the works.

It is the responsibility of the trade and the homeowner to ensure that they have the required permits and applications prior to carrying out any type of works whether its heritage overlay or material changes etc.

Can I redirect the flow of my gutters?
  • In most cases yes. However this requires the removal of existing gutter and re-installation with the change of fall.
Do my gutters need regular maintenance?
  • We encourage all our clients to clean their gutters at the end of every season as this helps prevent blockages, rust and general breakdown of material.

Should my downpipes be steel or PVC?
  • We recommend choosing the material that best suits your house and practicality. PVC is easy to remove and clean, however will not always visually tie in with your house. Colorbond downpipes come in a range of colours and sizes that can be matched to the style of your home, though aren’t as easy to remove and clean.

COLORBOND FASCIAS & BARGE

Colorbond fascias are a practical alternative to the standard timber fascia. Installation requires the removal of existing fascia and sometimes eave sheets. Colorbond fascias don’t require regular painting compared to traditional fascias and won’t rot and deteriorate when competing with Australia’s harsh climate.

iFix Roofing also offers Colorbond fascia covers which are installed directly over the existing timber fascia and provide protection and ensure the longer lasting of your current fascia boards. We replace all fascias with Australian standard BlueScope steel in Colorbond.

Do I need to remove my old timber fascias to install Colorbond fascias?
  • Yes. In order to install your new fascia the old (usually rotted) timber fascia requires removal. Alternatively, if the timber is in reasonable condition, a fascia cover can be installed directly over the top.
What are the benefits of Colorbond over timber?
  • Colorbond doesn’t require painting
  • Not subjected to weather deterioration over time (rotting)
  • Allows easy adjustment of gutter fall
